Subdivision’s lots and houses go on auction block

Bidders will soon have the chance to own some of Hartselle’s most unique real estate.
AmeriSouth Auctions is planning a May 10 auction of the Ausley Bend subdivision in Hartselle. And while selling real estate via auction is becoming more common, even the auction company concedes selling an entire phase of a subdivision - some 40 lots, four houses and 95 acres - is unique.
The initial plan for Ausley Bend called for the creation of an old-fashioned neighborhood, complete with some 143 homes built in three phases, a community center/town hall, parks and commercial areas. Homes began in the $175,000 range.
Unless a buyer purchases the property to continue the existing development, the second and third phases won’t happen now.
Developer Bobby Shelton said he couldn’t comment on the auction but Knox said the covenants in place for the existing houses will remain.
The auction will include the 40 lots, four houses, two residential lots with frontage on Ausley Bend Road and the additional land, which Knox said will be divided up into plots from 7-24 acres. The auction will begin at 10 a.m. at 100 Katie Circle. Bidding is open to the public but bidders must register. A winning buyer must also provide a 20 percent down payment at the conclusion of the sale and closing must be within 30 days.
